Floor area
The internal area of a property in square metres, taken from its energy certificate or measured from building geometry; the input the valuation model cannot do without.

Floor area, as the data uses it
Floor area is the single most useful attribute after the identifier. It turns a price into a price per square metre, it is what the valuation model needs before it will produce a number, and it is what a portal listing most often omits.
MarketCode takes it from the energy certificate first, because every certificate records a total floor area. Where a property has no certificate, a measured building geometry from Ordnance Survey data fills it for many buildings, and the record's provenance says the area is measured rather than certified. Where neither exists there is no valuation: the tool returns 404 rather than a guess.
Portal-stated areas are not used as a fill. When they were tested against certificates, only exact-match single-value listings agreed well enough; block-level priors overstated areas by a wide margin and were rejected.
