Sale or asking price divided by internal floor area; the one number that makes properties of different sizes comparable, and what the valuation back-series is scaled by.

Price per square metre, as the data uses it
A price says what a property cost; a price per square metre says what its space cost, so a two-bedroom flat and a five-bedroom house can be compared and an area's level can be tracked without the mix moving it. MarketCode computes it wherever a floor area is known: from the energy certificate first, from measured building geometry where the certificate is missing.
It appears in the market cube as price_psm, in the listing statistics where the listing states an area, and behind the scenes as the index that scales a valuation backwards through time. UK listings quote square feet as often as square metres; divide a £/ft² figure by 0.0929 to compare.
Where the floor area is a fill rather than a measurement, the record's provenance says so, and a £/m² built on it inherits that uncertainty.
