EPC rating, as the data uses it
An Energy Performance Certificate scores a property from 1 to 100 and bands it A (92 and above) to G (20 and below), with a potential rating if the recommended work were done. Certificates are valid for ten years and lodged on the national register when a property is built, sold or let, so a long-held or social-housing property may never have had one, and area figures are of properties holding a certificate, not of all stock.
MarketCode returns every certificate lodged against a UPRN, newest first, because the history is evidence: a property re-assessed after work has two certificates and the difference between them shows the work happened. Each carries a retrofit gap. Bands F and G matter to landlords in particular: under the minimum energy efficiency standard they cannot legally be let without an exemption.
