Nothing on this page is a marketing count: the lists are the same registry the tool pages render from.

How the sources fit together
Ordnance Survey AddressBase gives every address a UPRN, and the UPRN is the join key for everything else: a Price Paid sale, an EPC, a council tax band, a listing and a title are matched to the same front door.
Where a record cannot be matched with confidence it is reported as not found rather than guessed. The full property record carries a source and a confidence score beside every field.
Area-level answers use a second spine: postcode districts and local authorities, with ONS geography to move between them. Indices, rankings, volumes and listing statistics are computed at that grain from the property-level records, so every area figure traces back to the sales or listings behind it.
Two sources are read live rather than loaded: planning designations from planning.data.gov.uk and company detail from Companies House. Everything else is loaded on the publisher's cadence and the load is recorded, so a tool can say when its data was last refreshed.
Questions about the sources
Is MarketCode a data reseller?

No. We ingest public and licensed sources, join them at the property (UPRN) and area level, and expose the result through one API, one MCP server and the products. Tools that return licensed records are priced as licensed data and say so; tools on open data are usually free.
Can I republish data I get from the API?

Open Government Licence data (Price Paid, flood, planning designations, ONS) can be reused with the attribution the licence asks for. Records from licensed sources (AddressBase and NGD, the ownership registers, per-property listing history) are for your own analysis and products, not bulk redistribution. Each source page says which applies.
How current is the data?

Each source page says. HM Land Registry publishes monthly and registers sales weeks after completion, so the trailing months are provisional; planning designations are checked live at call time; listing stock is captured daily; LHA rates change once a year.
Where does the valuation come from?

The valuation is a MarketCode model built on the sold-price record, the EPC floor areas, the building data and the published index. It is not a third-party AVM. The methodology page describes the model, its confidence measures and its known weaknesses.
Which countries are covered?

Most sources cover England and Wales; Ordnance Survey covers Great Britain; a few (Companies House, the Bank of England, LHA rates) are UK-wide. Each tool states its own coverage and each source page lists the exact area.
