It does the research. You make the call.
Value a flat, find sites, check a listing or size up a market. Your AI Analyst plans the work, gathers the evidence, cross‑checks it and hands back the finished job: a sourced answer, a shortlist on the map or a report in your Space.

Start with a real job.
Each of these comes from work people use MarketCode for. Use it as written, or put it in your own words.
Everything it hands back shows its working.
The AI Analyst says what it found, where it came from and what it couldn’t confirm, so you can check before you rely on it.
- Records first: sales, listings, planning, ownership and market measures
- Then relevant public web evidence, such as floorplans
- Unknowns are labelled unknown, never assumed
Is there anything on the title that could affect what I offer?
Here is what the title register says about restrictions and charges, and whether your valuation report already allows for them.
When you need more than an answer, it writes the report.
The AI Analyst valuation report is £20, charged only when it’s delivered. It reconciles conflicting evidence, keeps open questions visible and files a sourced PDF in your Space.
- Comparables, maps, charts and every source
- An AI-researched desktop valuation, not a RICS Red Book valuation
- Development appraisals are coming soon
Wherever you’re already working.
In the search box
Describe a search in your own words and it sets up the map for you.
On every property page
The Value check hands open questions straight to the AI Analyst.
In your Space
Ask about one property, using everything you’ve kept for it.
In your own assistant
Connect Claude, ChatGPT or another MCP client once, with your account.

Where sources disagree or evidence is thin, it says so, picks the better-evidenced figure and tells you why.

An answer, a shortlist on the map or a report. Every figure links to its source, and anything it couldn’t confirm is marked unknown.
Built to be checked, not just believed.
Confidence follows the evidence
An unresolved floor area or an unknown lease stays visible in the conclusion.
Unknowns stay unknown
A check that fails is reported as unknown, never as clear.
Never spends without you
Reports are charged on delivery. Alerts and updates never buy anything for you.
What people ask first.
Is the AI Analyst a person?
No. It’s AI software that does the research and writes it up for you. Every answer and report says what it relied on and what it couldn’t confirm.
Where does its evidence come from?
MarketCode’s records first (sales, listings, planning, ownership and market measures), then relevant public web evidence, then anything you’ve kept in your Space.
Can I use MarketCode from my own assistant?
Yes. Add https://mcp.marketcode.ai/mcp as a remote MCP server and sign in with your MarketCode account. Your assistant gets the same data, at the same prices, from your shared balance. You never paste an API key into an assistant.
What does it cost?
Exploring is free. Data it reads is charged at the published credit prices, and its AI at the model’s published token price. A valuation report is £20, charged only when it’s delivered.
