An AVM predicts what a property would sell for today from what similar properties sold for, adjusted for time, size, type and location. MarketCode's model is trained on the registered sales of England and Wales joined to the floor area from energy certificates and to the physical form of the building, and it predicts a value for every property with a floor area on record. Between retrains the estimate is re-based monthly to the published local index so it moves with the market.
Every estimate comes with a range, and the full version adds a back-series and a trust score. The model is measured against the properties' own registered sales: how far the estimate sits from the price the property made, adjusted to today.
It is not a RICS Red Book valuation. It has not seen the property, does not know its condition and cannot read a lease. Use it to screen, to challenge and to size a portfolio, and treat a regulated purpose as still needing a surveyor.
