Valuers value by comparison: what did similar properties nearby sell for, and how does this one differ. MarketCode's comparables are drawn from the same building or block first, then the street, with missing attributes backfilled from sibling records so the set is usable rather than sparse, and each comparable carries its sale date and price so a reader can adjust for time with the index.
Auction comparables are a separate tool because auction is a different market: the price a lot made at auction is not interchangeable with a private-treaty sale, and MarketCode reports auction comparables against the valuation of the same property rather than alongside sold prices.
