The price a property is marketed at, as against the price it sells for; asking leads sold by months and includes what never sells, and the ratio between them is a temperature gauge.

Asking price and asking-to-sold ratio, as the data uses it
An asking price is a seller's opening position. It leads the sold price by the months a sale takes, and the stock of asking prices includes everything that will be reduced, withdrawn or never sell. That is why MarketCode models asking and sold separately and why the asking index is not a price.
The listing statistics carry the asking median and quartiles by area and month, the share of listings reduced (the market-temperature signal), and on listings the registry later matched to a sale, the asking-to-sold ratio and days to completion. Read the caveats: the matched set is a subset limited by match rate, and it should never be divided by new listings and called a sell-through rate.
