Market and listings
Listing stock (stock on market)
The number of properties live on the market in an area on a given day, by channel and bedroom band; a series MarketCode observes forward from September 2026 because it cannot be reconstructed.
Also called: homes for sale, stock on market, available listings.
Definition
Listing stock, as the data uses it
Stock is the supply side in one number: how many homes are for sale or to let today. It is different from new listings (a flow) and from sales (a different flow), and the relationship between them is the tightness of a market.
Because portals keep no exit dates, stock cannot be rebuilt for the past; it can only be observed. MarketCode's series began on 5 September 2026 and grows by one point a day for every area, channel and bedroom band, with the median asking figure, the median age of the dated stock and the new-build count. A short series is expected, not missing data.

- Asking price and asking-to-sold ratio: The price a property is marketed at, as against the price it sells for; asking leads sold by months and includes what never sells, and the ratio between them is a temperature gauge.
- Days on market: How long a listing has been marketed; MarketCode reports the age of live stock and the days to completion on matched sales, and is explicit that a true days-to-sale is not observable from portals.
