Repeat-sales index
A price index built from pairs of sales of the same property, so it measures price change without being pulled by which properties happened to sell; the method behind MarketCode's sold-price and commercial capital indices.

Repeat-sales index, as the data uses it
A simple average of sale prices moves when the mix of what sold moves: a month with more four-bedroom houses reads as a price rise. A repeat-sales index avoids that by using only properties that have sold at least twice, measuring the change between their own sales, and combining those changes into one series. It is the method behind the main official UK indices and behind MarketCode's market_index_series.
The index is published monthly from 1995 for every postcode district and local authority with enough pairs, base period = 100. Where an area is too thin, the national index is published against it and the index_method field says so; a turn in that series is a national turn. The commercial capital index uses the same method quarterly.
Two known biases: it cannot see a property's first sale, and it treats a refurbished property as the same property, so heavy improvement between sales pushes it up slightly.
