Gross yield
Annual rent as a percentage of price, before costs; net yield deducts costs. MarketCode computes gross yield from listing rents and prices and reports net yield only where an auctioneer quoted one.

Gross yield, as the data uses it
A £1,200-a-month flat priced at £240,000 has a gross yield of 6%: twelve times the rent over the price. Net yield deducts voids, management, maintenance and insurance and is what an investor actually earns; it depends on assumptions the data does not hold, so MarketCode does not invent it.
The listing statistics report gross yield on two bases (the area's rent median over its price median, and per-listing rent over the unit's estimated value). Auction lots carry a net yield only where the auctioneer published one, which is about a fifth of lots. The market cube's gross_yield column is not populated and is named as empty in every response.
