Equity gain, as the data uses it
A property bought in 1998 for £35,000 and now worth £600,000 shows a nominal gain of £565,000. MarketCode returns that figure with the years held, and it is the basis of the long-held, high-equity cohort that off-market sourcing looks for.
Two things it is not. It is not a loan-to-value: the warehouse holds no mortgage balance, so the gain is never equity net of debt. And it is nominal: a 1998 purchase showing a 1,600% gain has not beaten inflation by that much, and an honest report says so. A null gain means no recorded sale, not a zero gain.
