Always quote the basis: `unit_asking` is the property's OWN live rental listing (an asking rent, not an achieved one); `area_asking` is the median asking rent for its bedroom band in its postcode district — a locality statistic applied to one property, so quote the p25–p75 range with it rather than the median alone. `unit_hedonic`, a per-unit model, does not exist (gap G1).

What property_rental_estimate answers
THE YIELD IS GROSS: annual rent over our valuation, before voids, management, maintenance, insurance, ground rent or service charge. A net yield is materially lower and we do not publish one — do not present the gross figure as what an investor keeps.
The LHA block is the local housing allowance for the property's broad rental market area. That is a HOUSING BENEFIT CAP, not a market rent: it is the floor for a supported tenancy and usually below the market median. The shared-room rate is included for an HMO room-by-room comparison. UK only.
