Build cost for a scheme: the sector's cost index with its 1- and 5-year movement, the regional location factor, the editorial on-cost percentages and, given a GIA and a £/m² rate, an estimate — the rate rebased through the index, localised, multiplied out, totals at low / mid / high on-costs. The £/m² benchmark leg says `not_available` until a tender benchmark is loaded; nothing here is a modelled number.

Construction cost index series — tender prices, output prices, the construction deflator and labour — by sector and frequency, each series with its base period and method. The cost side of a development appraisal, from the same table the site appraisal's build cost will read.

Rated commercial stock in a local authority, filtered by sector and rateable value: each row with its income-basis value, freeholder where a title links, and auction history. No £/m² is published — the VOA's measured area is not loaded, and the twin's unit-level area is not comparable with a hereditament-level rateable value.

The parcels adjacent to one parcel, who owns each, and what the combined site would be: total area, distinct owners, how many neighbours share the subject's proprietor, and the constraints across the whole assembly.
