Market area report
GET /v1/market/area-reportThe market for one area in one document: sourcing readiness per strategy, the commercial capital and rent indices with rated stock, the planning decision record for the authority, and the live listing stock.
Market asking index
GET /v1/market/asking-indexHedonic ASKING-PRICE index from portal listings, 2022M01 = 100, with 80% bands and posterior SEs, smoothed toward the parent geography. Asking, not sold: it leads the repeat-sales index and includes what never sells.
Market commercial index
GET /v1/market/commercial-indexRepeat-sales commercial CAPITAL index, quarterly, 1995Q1 = 100 — national, national x sector, or local authority x ALL. No local x sector family exists; read the national sector series beside the authority's ALL series.
Market commercial market
GET /v1/market/commercial-marketThe commercial market for a sector and a place: the repeat-sales CAPITAL index, the VOA rating-list RENT index, and the rated stock in the authority with its total and median rateable value.
Market commercial rent index
GET /v1/market/commercial-rent-indexCommercial RENT index from VOA rateable values — four points (2010 / 2017 / 2023 / 2026 lists, dated at their antecedent valuation dates), 2010 list = 100. The response's `basis` says what it is: open-market rent assessments, not advertised rents, not capital values.
Market forecast
GET /v1/market/forecastThe published house-price index forecast for an area: the last SETTLED index point as the anchor, then up to seven forecast periods with `lo` and `hi` bands, and the method and grain that produced them. Seven is the horizon the index publishes; nothing beyond it is offered.
Market index series
GET /v1/market/index-seriesThe published house-price index for one postcode district or local authority: per-period level (base = 100), lo/hi on forecast rows, `is_forecast`, and provenance — index_method, index_decision, base period, last settled period. The same series that shapes /valuation/full's back-series.
Market listing stock
GET /v1/market/listing-stockLive listings on the market by day — the stock series, observed forwards from 2026-09-05 because the portal keeps no exit dates. A short series is expected, not missing data.
Market listings
GET /v1/market/listingsMonthly supply-side statistics from portal listings: listings added (never-reduced cohort) and reduced, reduction share, asking price / rent distributions, new-build share, agent concentration, yields on two bases, and asking-to-sold on the registry-matched subset. The payload's `basis` and `notes` say what each number is — read them before quoting a flow or a sell-through.
Market ranking
POST /v1/market/rankingRank areas against each other on a market metric — one row per area, aggregated over a trailing window.
Market rent index
GET /v1/market/rent-indexHedonic ASKING-RENT index from portal lettings, 2022M01 = 100, with bands and SEs. Validated against the ONS Price Index of Private Rents by local authority every build and withheld in a month where they disagree — a missing recent month is a refusal, not an outage. Asking, not achieved.
Market supply demand
GET /v1/market/supply-demandSupply and demand for an area in one call: live stock today (count, median age on market, new-home count), and the monthly flow — listings added and reduced, reduction share, new-home share, agent concentration, asking-to-sold on the registry-matched subset and days to completion. Forward-only where it says so: the stock series began 2026-09-05.
Market time adjustment
GET /v1/market/time-adjustmentThe index factor that carries a price from a past date to today for a postcode district: the from- and to-period index levels, the multiplier, and the index the factor came from. The same arithmetic the valuation applies to each comparable, exposed so a caller can adjust a price of their own.
Market yields
GET /v1/market/yieldsGross yield for an area and bedroom band on TWO bases, by month, with n: `gross_yield_asking` (asking rent over asking price, same area and band) and `gross_yield_avm_median` (asking rent over our valuation of the same listed units, `gross_yield_avm_n` listings behind it). Null where the month is too thin to publish. The basis sentence travels with the data.
