What it does
Most platforms ship an AVM number. Agentic Valuation ships the case behind the number — comparables reconciled with citations, planning risk stacked, flood + ground considered, ownership trail checked. The agent gathers what an underwriter would gather, in minutes, with an audit trail. RICS Red Book defines when AVMs are appropriate; our agent triages files inside that envelope automatically and surfaces the ones that need a chartered valuer with the data pre-gathered.

- 5Stack planning constraints — Conservation, Listed, TPO, Article 4, Flood Zone
- 6Pull flood + ground + Coal Authority risk
- 7Pull title history + restrictions; cross-reference Companies House when proprietor is corporate
- 8Compute AVM range with confidence band against comp basis
- 9Apply RICS Red Book AVM-applicability check — flag if a human valuer is required
- 10Produce a written reasoning trace and exportable PDF pack
